As weeks go by there are more properties coming on the market for sale and you might be thinking to yourself that looks like a real bargain.

Don’t be fooled that the estate agent tells you it has be rewired in the last 5 years or if you have had a mortgage survey and no mention of any remedial works is required to the property.
1ST In general the mortgage survey that you will have carried out does not cover the electrical element of the property it is just the surveyors view he / or she is not qualified in this field to be able to give you a conclusion of the condition of the wiring within the property. Normally in the small print of the terms and conditions of the mortgage survey will say You must have the property inspected by a approved electrical contractor that belongs to the NICEIC.
2Nd You should always have a electrical inspection carried out if you are serious about purchasing the property. The correct name for the electrical inspection is a PERIODIC INSPECTION REPORT OF THE FIXED WIRING.
3RD Because the wiring regulations and the building regulations are constantly being changed there is more than likely remedial works that need to be carried out to bring the wiring within the property up to date.
Rewiring a property can be a very expensive task and there is more to think about than just rewiring, plastering works, Redecoration after the property has been rewired in most cases.
